Annual rent revision is only possible if the lease contains a revision clause. It is based on the French Rent Reference Index (IRL), published each quarter by INSEE. The increase cannot exceed the year-on-year change in the IRL.
The formula is as follows:
New rent excluding charges = current rent × new IRL / previous IRL
The IRL of the reference quarter set in the lease is compared with the same quarter of the previous year.
For a rent of €850, a new IRL of 146.60 (Q1 2026) and a previous IRL of 145.47 (Q1 2025):
850 × 146.60 / 145.47 = €856.60, an increase of about €6.60 per month.
The revision must take place within the year following the date set in the lease, with no retroactive catch-up beyond that. Without a revision clause, the rent cannot be revised during the lease.
